Roof Repairs

100_2841 Last week our workers started a repair job for a condominium homeowner’s association. The building has a series of exterior decks that are accessed from each living unit. They had problems with water leaking into the building at a couple of the decks. We had them contact an exterior envelope engineer to analyze the existing conditions and propose a solution. The decks all have short walls at the perimeter, directing the water to a roof scupper.

100_2843 The engineer’s solution involved removing all the existing roofing and flashing material as well as the door leading out to the deck. Once everything was cleaned out we discovered a structural beam that had deteriorated so we replaced that. With the dry weather today we hope to install the new roofing membrane and conduct a flood test of the area. Once that is done we can finish up our work and repair the interior surfaces.

This type of work is never ‘fun’ for anyone to undertake. It is costly and it disturbs people to have us working right outside and inside their living units. But it is very important to make sure leaks are addressed promptly. Letting something like this go could cause significantly more damage to the building than what we found at this time. I’m glad we can assist the homeowner’s association to take care of these repairs.
